SACI – Sistema de Administração e Corretagem Imobiliária

Abstract

Este Trabalho de Conclusão de Curso tem por objetivo apresentar as fases de Análise e Projeto, não visando a implementação, do sistema web SACI – Sistema de Administração e Corretagem Imobiliária – que possui como principal mote a comercialização de imóveis via internet, apresentando recursos inexistentes no mercado imobiliário. A forma de comercialização de imóveis via internet acontece de um ponto de vista mais passivo e menos interativo do que poderia. O SACI busca interagir com o usuário permitindo que este tenha formas de procurar por seu imóvel, armazenar imóveis ou armazenar pesquisas e formatos de pesquisas para não se ver obrigado a repetir os mesmos passos sempre que desejar realizar a pesquisa. Uma outra funcionalidade prevista no SACI e que não foi encontrada nas pesquisas realizadas pelo grupo é a possibilidade do usuário fazer uma proposta pelo imóvel, tornando a negociação dinâmica, rápida e confortável, pois o usuário pode fazer sua proposta de compra ao proprietário no momento que desejar, assim como o proprietário do imóvel pode fazer uma contra-proposta. Facilitar a vida do usuário é o objetivo maior deste sistema web e trazer inovações (novas funcionalidades) é o objetivo da área de tecnologia. Ambos podem ser encontrados condensados neste Trabalho de Conclusão de Curso.The objective of this Final Paper is to present the Analysis and Project phases without the implementation of SACI web system - Real State and Administration System – wich main target is the real state market through the internet, presenting inexistent resources of this market. The way of commercializing the properties through the internet happens from a more peaceful and less interactive point of view than it could be. SACI tries to interact the user, allowing the tools to search properties and keep these pieces of information without repeating this process whenever it is necessary. One another foreseen functionality in the SACI and didn't found in the researchs carried through for the group is the possibility of the user to make a proposal for the property, becoming dynamic, fast and comfortable the negotiation, therefore the user can make its proposal of purchase to the owner when to desire, also as the property owner can make a counterproposal. To facilitate the user life is the biggest objective of this system and to bring innovations (new functionalities) is the objective of technology area. Both can be found condensed in this Final Paper.
